Real Estate Guidance for Military Families Moving To or From Fort Bragg

Whether you’re PCSing to Fort Bragg, selling your home to start a new chapter, or considering an investment, I’m here to make the process simple. Below are some of the most common questions I receive from military families—and my answers to help you get started.

🏡 Home Buying FAQs

How soon before PCSing should we start looking for a house near Fort Bragg?

The earlier, the better! Ideally, 3–6 months before your anticipated move. Even if orders aren’t official yet, I can guide you through neighborhoods, the market, and VA loan options so you’re ready to act quickly when the time comes.

Can we buy a house while still stationed out of state or overseas?

Absolutely. I help many military families buy homes sight-unseen through detailed virtual tours, video walkthroughs, and constant communication. All of your paperwork can be signed digitally, and your closing packet can be done as a “mail away” and we’ll walk you through every step of that. You’ll feel confident even from miles away!

How do VA loans work?

VA loans are one of the best benefits available to military families. They require no down payment and no PMI, saving you thousands. They also typically have lower interest rates than conventional loans. Most active duty members and veterans are eligible to use the VA loan. Contact a lender to confirm your eligibility.

Can I use my VA loan to purchase multiple homes?

Yes, you can absolutely use your VA loan benefit to purchase multiple homes- without having to sell your other properties! This will vary based on your individual financial situation and your remaining funds available based on your local county loan limit. Again, connect with a lender to learn more!

Should we rent or buy if we’ll only be stationed here for 3 years?

It depends on your goals. Buying can still be smart if you choose a home with strong resale or rental potential. I’ll help you analyze whether buying makes sense for your situation, with no pressure.

How much money do I need to bring to buy a house?

This question is hard to answer in a generic format because it will directly correlate with the current market conditions, your financial situation, your purchase price, and what loan type you choose. However, you need to be prepared to pay for inspections ($350-$1,000+), deposits (can vary widely), appraisal ($800 for VA here), and other closing costs (typically 3%-5% of the loan amount). You should also be prepared to pay your agent’s compensation. For more on these costs, contact my directly for an in depth discussion.

🏠 Home Selling FAQs

When is the best time to sell?

Unlike many markets, our area moves year-round thanks to PCS cycles. I’ll help you price your home competitively and market it aggressively, no matter the season.

Do I need to fix everything before selling?

Not necessarily. Some repairs can be negotiated while others may improve your home’s appeal and value. I’ll guide you on what’s worth addressing.

How do you market homes to buyers?

I combine targeted online marketing, professional photography, and platforms where relocating service members are searching. Plus, my network is full of incoming military families and military affiliated agents. I have a full Marketing Plan for my sellers.

👨‍👩‍👧‍👦 Military Family-Specific FAQs

Which neighborhoods near Fort Bragg are best for families?

Every family’s needs are different. Each area offers unique perks—from shorter commutes to great schools to small-town charm. I’ll help you find the perfect fit!

Will my BAH cover my mortgage?

That’s the goal, but it depends on your rank and the home you choose. I’ll show you how to maximize your BAH to build equity instead of paying rent.

What if we get orders to move after only a couple of years?

We’ll run numbers to see if it makes sense for you to sell or to keep the house as a rental property. You need to see all of the data before deciding what would be best for you and your family. We have a strong rental market here, and I can connect you with top notch property managers if that is the route that would work best.

🐾 Lifestyle & Local FAQs

Are there dog-friendly neighborhoods and parks?

Yes! Many communities have dog parks, walking trails, and open spaces perfect for pups. As a dog mom myself, I can point you to the best spots.

What’s there to do in the area with kids?

Plenty! From playgrounds and splash pads to local events and seasonal festivals, there’s always something for families to enjoy- no matter which side of town you’re on. I’m happy to share my family’s favorite activities.

🛠️ Investment & Wealth-Building FAQs

Can I use my VA loan to buy a duplex or rental property?

Yes—as long as you live in one of the units as your primary residence. It’s a fantastic way to start building your real estate portfolio while still serving. These types of properties are hard to find in this area, so don’t limit yourself.

How can I build wealth if I’ll only own my home for a few years?

Buy smart. Look for homes with strong resale potential or ones where you can add value with updates. I’ll help you choose a property that works for your financial future.
